Nearinbe: REFERENCES: <br />Staff Planner <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 15, 1988. <br />DESCRIPTION & CONDITIONS <br />Mr Gary DeShon has submitted an application on behalf of Harbor <br />Management, Inc., to rezone approximately one acre of land from <br />RS -3 Single -Family Residential District (up to 3 units/acre) to <br />CG, General Commercial District. The subject property consists <br />of a portion of four lots in the Vero Lake Estates Subdivision. <br />This property is situated -on the south side of C.R. 512 <br />approximately 600 feet east of I-95. <br />The applicant intends to develop the property for a convenience <br />store/gas station. <br />On October 13, 1988, the Planning and Zoning Commission voted <br />unanimously to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any -significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is currently vacant and zoned RS -3. The <br />property east and south of the subject property is also vacant <br />and zoned RS -3. Immediately north of the subject property across <br />C.R. 512 is vacant while northwest is a convenience. <br />store/restaurant/gas station, all zoned CG. To the west is a <br />R.V. park sales center zoned CG,and southwest is an R.V. park <br />zoned CRVP, Commercial Recreational Vehicle Park. <br />Future Land Use Pattern <br />The subject property and all land north, east, south, and west <br />lie within the current boundaries of the C.R. 512/2-95 <br />Commercial/Industrial Node. <br />Transportation System <br />The site has access to C.R. 512 to the north, 1.08th Avenue to the <br />west, and 107th Ct. to the east. The county Thoroughfare Plan <br />designates C.R. 512 as a major arterial, and 108th Avenue and <br />107th Ct. as local roads. Currently, all roadways are operating <br />at a level of service "A".
