Environment <br />The Comprehensive Plan does not designate the subject site as <br />environmentally sensitive. A portion of this site does lie <br />within an area subject ,to flooding. Special engineering <br />practices will be required Itp develop this site. <br />Utilities <br />Public water and wastewater facilities are not currently <br />available in this area. <br />Conclusion <br />This site is situated within a commercial/industrial node, and <br />within an area identified for commercial development. Commercial <br />development of this property will not cause any substantial <br />impact to the transportation network or environment. This <br />request is consistent with the comprehensive plan and the <br />commercial development policies established by the county. <br />RECOMMENDATION <br />Based on the analysis performed and the recommendation of the <br />Planning and Zoning Commission, staff recommends that this <br />request to rezone one acre from RS -3 to CG be approved. _ <br />The Chairman asked if anyone wished to be heard.
