Wiegers, Staff Planner <br />Current Development <br />DATE: November 28,_ 1988 <br />SUBJECT: FINAL PLAT APPROVAL FOR VERO SOUTH PRD PHASE ONE <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of December 6, 1988. <br />DESCRIPTION AND CONDITIONS: <br />Vero South PRD Phase One is a proposed 16 lot phase of a total 252 <br />townhouse unit subdivision located on the south side of Oslo Road, <br />west of the 20th Avenue extension. The zoning classification of <br />the site is RM -6, Multiple -Family Residential -6 (up to 6 units/ <br />acre), and the land use designation is LD -2, Low Density Residen- <br />tial 2 (up to 6 units/acre). The proposed building density for <br />the overall Vero South Development is ±4.3 units/acre. <br />At its regular meeting of January 22,1986 the Board of County <br />Commissioners granted conceptual PRD plan approval for the overall <br />development. Subsequently, at its regular meeting of April 10, <br />1986, the Planning and Zoning Commission granted preliminary PRD <br />approval for Phase One of this project. <br />After preliminary PRD approval was granted, the developer obtained <br />a land development permit from the Public Works Department and <br />commenced construction of all required subdivision improvements <br />for Phase One of this project. <br />The project's developer, John McGuire, is now requesting that <br />final plat approval be granted to the Vero South PRD Phase One <br />plat and has submitted: <br />1. a final plat, substantially in conformance with the approved <br />preliminary PRD plat. <br />ANALYSIS: <br />All required Phase One improvements have been constructed, inspec- <br />ted and approved by the Public Works and Utilities Department. <br />All conditions of the conceptual and preliminary plan have been <br />satisfied; therefore, all applicable requirements for final plat <br />approval have been satisfied. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to the Vero South PRD Phase One Subdivision. <br />12 <br />
