Wiegers, Staff Planner W Community <br />Current Development <br />/ <br />//I // 1 <br />Kea 1.9 • "CP <br />Deve opm-'' t Directc <br />DATE: November 28, 1988 <br />SUBJECT: FINAL PLAT APPROVAL FOR 83RD DRIVE ROAD PLAT <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of December 6, 1988. <br />DESCRIPTION AND CONDITIONS: <br />The subdivision ordinance, as amended July 17, 1985, allows for <br />the platting of unimproved private road rights-of-way if there is <br />no subdivision of property (as defined in the ordinance). Under <br />these provisions the platted private rights-of-way, though exempt <br />from road and drainage requirements, must meet County standards in <br />regards to the following: <br />1. relationship to existing streets and drives; <br />2. location; and <br />3. dimensions (widths and lengths) <br />Creating such private road rights-of-way provides parcels with <br />frontage on privately dedicated (owned and maintained) roads. The <br />creation of road frontage allows for building permits to be issued <br />on parcels that currently have no dedicated road frontage, and <br />provides the -necessary space and layout for possible future <br />improvements that can satisfy county road, drainage, and utility <br />requirements. <br />The owners, Joseph Williams and Thomas Whittington, are now <br />requesting final plat approval for the 83rd Drive Road Plat, and <br />have submitted the following: <br />1. A final plat substantially in conformance with the approved <br />preliminary plat. <br />At its regular meeting of October 13, 1988, the Planning and <br />Zoning Commission granted preliminary plat approval for this <br />project. <br />ANALYSIS: <br />The owner is platting this private road right-of-way in order to <br />establish the required amount of road frontage for a parcel of <br />13 <br />DEC 6 1988 <br />F•/rs <br />Joy ! 5' F' 26 a: <br />
