He <br />further noted that Mr. Brandenburg indicated there was no objec- <br />tion made to the recent 150,000 sq. ft. shopping center that was <br />approved one mile down the road, but the people know there is an <br />80 acre commercial node there, and it is working beautifully <br />because that is located where it should be. Mr. Cox telt that <br />traffic andsafety is the problem, and drainage is a minor <br />problem. He urged adoption of the OCR zoning. <br />The Chairman asked if anyone else wished to be heard. There <br />were none. <br />Attorney Brandenburg gave his closing argument, thanking the <br />Board and residents for their patience. He felt all the comments <br />directed in favor of the downzoning seem to be aimed at questions <br />such as buffering, etc., that normally should be addressed at <br />site plan time. Mr. Brandenburg described the buffering already <br />provided on the site, which includes a wall, a row of town homes, <br />plus a golt course,and believed there is no other site in the <br />county where so much buffering was required. He further noted <br />that when Mr. Barkett wrote the agreement on behalf of the county <br />with regard to the entrance, it provided that the access to the <br />Gardens was limited to a right -in and right -out only, and it is <br />limited that way whether it is CL or OCR. Mr. Brandenburg <br />believed they have shown that there will be at least and probably <br />more cars under OCR and that they have shown that all the <br />traffic, particularly all the truck traffic, that can access the <br />commercial site will access off U.S.1. He also believed the <br />county is in the process of updating the Comprehensive Plan and <br />taking a look at all intersections; he was sure that in that <br />process the county will treat all fairly and felt that would be <br />the time to solve the traffic problems and let this developer <br />have another chance to submit a plan that will meet everyone's <br />requirements. <br />35 LcolyF 5 PAGE, 2036' <br />DEC 6198 <br />
