Wiegers7` <br />Staff Planner, Current Development <br />P <br />DATE: February 20, 1989 <br />SUBJECT: ED CZARNECKI'S REQUEST FOR SPECIAL EXCEPTION APPROVAL <br />FOR A USED VEHICLE SALES/U-HAUL RENTAL FACILITY <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 28, 1989. <br />DESCRIPTION AND CONDITIONS: <br />ED CZARNECKI, owner of the subject property, has submitted a minor <br />site plan application as part of a request for special exception <br />approval for a used vehicle sales/U-Haul rental facility in the <br />CG, General Commercial District. The subject property is located <br />at 11420 U.S. Highway #1. <br />Pursuant to Section 25.3 of the Zoning Code, Regulation of Special <br />Exception Uses, the Board of County Commissiners is to consider_ <br />the appropriateness of the requested use based on the submitted <br />site plan and the suitabilityof the. site for that use. The Board <br />of County Commissioners,after a recommendation by the.Planning_and <br />Zoning Commission, approves, approves with conditions, or denies <br />the request and in doing so may attach any conditions and safe- <br />guards necessary to assure compatibility of the use with the <br />surrounding area. <br />At its regular meeting of January 12, 1989, the Planning and <br />Zoning Commission voted to recommend to the Board of County <br />Commissioners that special exception approval of the used vehicle <br />sales/u-haul rental facility be granted with the condition <br />outlined at the end of this report. <br />An analysis of the submitted site plan is as follows: <br />ANALYSIS: <br />1. Property Size: 41,300 sq. ft. <br />2. Area of Development: 13,150 sq. ft. <br />3. Zoning Classification: CG, General Commercial <br />4.
