FEB 2 8 1999 <br />BOOK 76 F'Ar.,F 258 <br />5. Existing Use: The site is currently being used for an <br />automotive repair shop that has been in existence for many <br />years. Pursuant to an administrative determination made by <br />the Planning Department, a u -haul rental facility has been <br />classified in the same category as used vehicle sales (the <br />most similar listed use category), therefore requiring <br />special exception approval in the CG zoning district. <br />6. Site Improvements: With this plan the applicant is construc- <br />ting site improvements that will bring this site substan- <br />tially into conformance with current County site plan <br />requirements. These improvements include off-street paved <br />parking areas (where none existed before), an improved <br />stormwater management design, new landscaping, and a marginal <br />access road that will connect to the adjacent properties in <br />the future. <br />To ensure that the proposed development accommodates existing <br />site parking demand, the six (6) easterly spaces must be <br />designated as generalparking only; the four (4) westerly <br />spaces are to be used for storage/parking of rental vehicles. <br />7. Surrounding Zoning and Land Use: <br />North: Vacant/CG, General Commercial <br />South: Vegetable Market (under construction)/CG, General <br />Commercial <br />East: Indian River Drive & Residence/RM-6 Multi -Family <br />Residential <br />West: U.S. Highway 1/Vacant <br />8. Ordinance requirements for used vehicle sales [Sec. <br />25.1(V)3]: <br />a. No such establishments shall be permitted on a lot of <br />record having less than 10,000 sq. ft. in a CG district <br />or 15,000 sq. ft. in a CH district; <br />b. All vehicular sales and off-street parking areas shall <br />have paved surfaces which meet the standards of Section <br />24 (f) lor2; <br />c. No vehicular sales area or structure shall be located <br />closer than 25' to any property line; <br />d. The site shall provide for separation of vehicular sales <br />areas and off-street parking areas; and <br />e. All designated sales areas shall provide for a minimum <br />of 300 sq. ft. per vehicle. Drives and maneuvering <br />areas shall be designed to permit convenient on-site <br />maneuvering of the vehicles. <br />The applicant submitted a minor site plan which has been <br />approved by the County's Technical Review Committee and which <br />shows all existing and planned improvements on this property. <br />Staff review has verified that all applicable site plan <br />requirements and requirements of Section 25.1(V)3 have been <br />met. <br />38 <br />IMP <br />
