MAR 1989 <br />BOOK 76 ri E 3 j <br />the LESSOR may from time to time designate in writing. <br />Payment shall be made by check or money order only, payable <br />to RUSSELL G. CAPPELEN. <br />3. LIGHT FIXTURES: The LESSOR agrees to provide <br />in the leased premises minimum Tight fixtures for use of <br />LESSEE. The LESSEE shall be responsible for the replacement <br />of all bulbs, lamps, tubes and starters used in such <br />fixtures for the purpose of furnishing light. <br />4. MAINTENANCE AND REPAIRS: <br />A. The LESSEE shall provide for interior <br />maintenance and repairs in accordance with generally <br />accepted good practices, including the replacement of worn <br />or damaged floor covering and repairs or replacement of <br />interior equipment as may be necessary due to normal usage. <br />The LESSEE shall, during the term of this lease, keep the <br />interior of the leased premises in as good a state of <br />repairs as it was at the time of the commencement of this <br />lease, reasonable wear and tear and unavoidable casualties <br />accepted. <br />B. The LESSOR shall paint the interior of the <br />leased premises and maintain and keep in good repair the <br />exterior of the leased premises during the term of this <br />lease. <br />5. UTILITIES: <br />A. The LESSEE shall pay all gas, water, power <br />and electric light`rates'or charges which may become payable <br />during the term of this lease for the leased premises. <br />B. The LESSOR shall pay all trash rates or <br />charges which may become payable during the term of this <br />lease for the leased premises. <br />6. ALTERATIONS: The LESSEE shall have the right <br />to make any alterations in and to the leased premises during <br />the term of this agreement, upon first having obtained the <br />written consent of the LESSOR. The LESSOR shall not <br />unreasonably withhold consent for any such alterations. <br />27 <br />
