The alterations of the leased premises, with the exception <br />of movable furnishings and fixtures, shall, at the LESSOR's <br />option, become part of the realty and belong to the LESSOR <br />at the conclusion of the agreement. <br />7. FIRE AND OTHER HAZARDS: In the event that <br />leased premises, or the major part thereof, are destroyed by <br />fire, lightning, storm or other casualty, the LESSOR shall <br />forthwith repair the damage to such leased premises at its <br />own cost and expense. The rental thereon shall cease until <br />completion of such repairs, and the LESSOR will immediately <br />refund the pro rata part of any rental paid in advance by <br />the LESSEE prior to such destruction. Should the premises <br />be only partly destroyed so that the major part thereof is <br />usable by the LESSEE, then...the rental fee shall be reduced <br />to the extent that the injured or damaged part bears to the <br />whole of such premises and is practicable. The normal <br />rental fee under this agreement shall commence upon <br />completion of such repairs. <br />8. RENEWAL: The LESSEE is hereby granted the <br />option to renew this lease for additional twelve (12) <br />month periods upon the same terms and conditions except that <br />the rental fee may be increased up to $70.00 per month on <br />each annual renewal date. If LESSEE desires to renew this <br />lease under the provisions of this article, it shall give <br />the LESSOR written notice thereof not more than six (6) <br />months nor Tess than thirty (30) days prior to the <br />expiration of the term provided herein. <br />9. SUBLETTING: This lease may not be assigned <br />or sublet without the consent of the LESSOR, whose consent <br />may not be unreasonably withheld. <br />10. RIGHT OF LESSOR TO INSPECT: LESSOR, at all <br />reasonable times, may enter into and upon the demised <br />premises for the purpose of viewing the same and for the <br />purpose of making any such repairs as they are required to <br />make under the terms of this lease. <br />28 <br />MAR `d 1989 <br />BOOK 76 FALL 320 <br />
