APR 11199 <br />BOOK 76 FACE 577 <br />Mr. Ramos has estimated construction cost at $90 per square foot <br />which equates to $3,154,500 for approximately 35,050 square feet <br />of proposed building. <br />This writer communicated with Mr. Ramos on Thursday, March 16, <br />1989 expressing a concern that his fee was excessive. We <br />negotiated his proposed $132,000 down to $110.200. According to <br />Joe Baird, Budget Director we have already paid $145,800 for the <br />original design of 25,500 square feet. This would equate to a <br />total design fee of $256,000 for the proposed 35,050 square feet <br />of new building. <br />If we were to start anew today to build this 35,050 square feet <br />building the following cost would be incurred: <br />• 35,050 sq. ft. @ $90 = $3,154,000 Est. Construction Cost <br />$3,154,000 @ 8% Architect Fees $252,360 <br />Facilities Program 12,000 <br />Civil Engineering in Site 5,000 <br />Site Analysis 5.000 <br />Total Fees $274,360 <br />The County Administrator and Staff has met with Dr. Berman to <br />ascertain the need for additional footage and redesign of the <br />original 25,500 square feet. He has assured us that this proposal <br />is necessary to meet the demands of today's clinical needs. <br />FUNDING: <br />The $110,200 additional` required funds will come from the grant <br />monies received to construct a new health facility. <br />RECOMMENDATIONS: <br />Staff recommends Board approval to amend the existing contract <br />with Lemuel Ramos and Associates for the additional services at a <br />cost not to exceed $110,200. <br />61 <br />
