Keati <br />CP <br />Community Deve opmwt Director <br />FROM: Stan Boling, AICP'v'J <br />Chief, Current Development <br />DATE: April 10, 1989 <br />SUBJECT: RALMAR ASSOCIATES, INC.'S REQUEST FOR FINAL PLAT <br />APPROVAL FOR CAMBRIDGE PARK SUBDIVISION <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of April 25, 1989. <br />PROPOSED DEVELOPMENT AND LOCATION: <br />CAMBRIDGE PARK SUBDIVISION is a proposed 113 unit fee simple <br />townhouse subdivision that is being developed on a ±24 acre parcel <br />of land located at 8005 S.R. 60 (20th Street). The overall <br />Cambridge Park development received major site plan approval in <br />1988; currently the site is under construction. By "platting <br />over" this project, the owners are creating fee simple townhouse <br />units which will be sold as a completed product with private <br />courtyards. <br />The subject property is zoned RM -6, Multiple -Family Residential -6 <br />(up to 6 units/acre), and has an MD -1, Medium Density Residen- <br />tial -1 (up to 8 units/acre) land use designation. <br />On December 8, 1988 the Planning and Zoning Commission granted <br />preliminary plat approval for this project. Paul Domico, execu- <br />tive vice president of Ralmar Associates, Inc.; owner, is now <br />requesting final plat approval, and has submitted a final plat <br />that is in conformance with the approved preliminary plat. <br />ANALYSIS: <br />Section 10(G) of the subdivision <br />"plat over" townhouse projects to <br />property underneath and around <br />subdivision lot dimension and lot <br />4 <br />ordinance allows developers to <br />allow the fee simple transfer of <br />the townhouse units. Normal <br />frontage requirements are waived <br />
