MAY �9®9 MCI, d � F�:;'c 8490 <br />In review of this request staff had concerns with the apparent <br />inconsistency with the small area plan. Further review has <br />relieved these concerns. The subject property is in an area which <br />will shortly have a full range of Urban Services which will <br />warrant or support the increased densities. The relatively large <br />size of the parcel will aid in the design and site plan <br />possibilities and ensure adequate transition between the MXD and <br />the low density area to the north. The close proximity of <br />incompatible land uses also raises questions regarding the <br />likelyhood of developing the property for single-family <br />residences.
