_ M M <br />Planner Loeper stated that said property is located west of <br />the Gifford Community Center and the Lindsey Road/43rd Avenue <br />intersection, and there is very mixed use in the surrounding <br />area, varying from mobile homes to Light Industrial and General <br />Industrial. <br />Commissioner Scurlock asked about the zoning in the large <br />area north of Lindsey Road, and was informed it was mostly RS -6. <br />Commissioner Eggert believed the subject property actually <br />is quite a distance west of the Community Center which is at 43rd <br />Avenue. She noted that when the P&Z went through the Gifford <br />Small Area Plan, a lot of the community turned out and a great <br />many of them indicated they wanted more single family. She, <br />therefore, has a hard time changing to multiple family just above <br />that area when the community told us they didn't want anything <br />but single family and that is why we zoned it RS -6. <br />Commissioner Scurlock agreed with Commissioner Eggert's <br />concern, and he also felt that the large tract to the north is an <br />extremely attractive piece of property that has a good chance of <br />being developed as one unit. He is concerned about the transi- <br />tion between this area and that property as he feels it has the <br />potential of becoming a real asset through a DRI process. <br />Chairman Wheeler informed the Board that he has had some <br />conversation with an individual who owns a house in the RMH-8 <br />area and wants to add on a screen enclosure, but cannot because <br />his single family residence is a non -conforming use. The <br />Chairman noted that he would like to have consideration given to <br />changing the zoning where the mobile homes are to single family <br />residential. Then, of course, the mobile homes will become <br />non -conforming, but when they wear out or deteriorate, they can <br />be replaced with single family homes. <br />Commissioner Eggert wished to know how many acres there are <br />in the mobile home park between 45th and 47th Streets west of <br />51st Court, and Tony Brown of the Housing Authority advised it is <br />approximately 8-10 acres. <br />13 BOOK AE:' �F.� <br />
