M <br />RECOMMENDATION: <br />1. Based upon staff's analysis and a recommendation of the <br />Planning and Zoning Commission, staff recommends that the <br />Board of County Commissioners grant PRD special exception <br />approval (including the requested waivers) with the following <br />conditions attached: <br />a. that at a minimum, a Type "B" buffer be provided by the <br />developer within all perimeter buffer areas; the land <br />development permit application shall show that all areas <br />of these buffers meet this requirement either with <br />preserved vegetation and/or installed materials; <br />b. that all improvements necessary to establish a passive <br />park area in the recreational tracts are shown in the <br />land development permit applications; <br />C. that a covenant will be placed over perimeter buffer <br />areas (excluding recreational areas) prohibiting the <br />placement of accessory structures such as pools and <br />sheds; fences, walks'or other "screening" structures may <br />be located within the buffers; <br />d. that road numbers be used in accordance with the <br />County's road numbering ordinance; and <br />e. that prior to final PRD approval of any phase covering <br />the AT&T easement location, the- easement shall be <br />abandoned properly. <br />45 <br />SLOT <br />R00K l i 9A;Wl7 <br />
