Dedications and Improvements: Sidewalks will be provided <br />along the Old Dixie and 5th Street S.W. frontages. <br />Right-of-way (401) for 5th Street S.W. will be dedicated via <br />the final plat. The amount of right-of-way over and above <br />the developer's 60' local road standard liability will be <br />compensated through impact fee credits. <br />14. Phasing: The project will be developed in four phases. <br />Phases 3 and 4, located in the western portion of the site, <br />are traversed by the old AT&T easement. The lines within <br />this easement are no longer in use,and the easement is to be <br />abandoned in the near future. Prior to final PRD approval of <br />any phase covering the original easement location, the <br />easement must be abandoned. <br />15. Waivers: The applicant is requesting the following waivers <br />from normal zoning district and subdivision requirements, as <br />allowed in the PRD ordinance, to accomodate the proposed <br />project design: <br />A.
