Wiegers <br />Staff Planner, Current Development <br />DATE: June 28, 1989 <br />SUBJECT: GRAND HARBOR'S REQUEST FOR AN EXTENSION OF THE <br />PRELIMINARY PLANNED RESIDENTIAL DEVELOPMENT APPROVAL FOR <br />POD "I" (VICTORIA ISLAND) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of July 18, 1989. <br />DESCRIPTION AND CONDITIONS: <br />On July 14, 1988, the Planning and Zoning Commission approved a <br />preliminary plan application submitted by Grand Harbor, Inc. to <br />construct 202 multi -family dwelling units with associated site <br />improvements on POD I. <br />Due to business constraints, the developer has been unable to <br />commence construction prior to the expiration of the approved <br />preliminary plan. However, if no construction has begun by July <br />14, 1989, the preliminary approval will lapse unless otherwise <br />extended by the Board of County Commissioners. This petition was <br />received by the Community Development department prior to the <br />expiration of the approved plan, as required by the Planned <br />Residential Development Ordinance. <br />No regulations have changed since the time of site plan approval <br />that would affect the approved plan. <br />Pursuant to the provisions of Sections 23.2(G)(2) and 25.4, <br />Appendix A of the Zoning Code, the developer is requesting a full <br />1 year extension of the approved site plan. It has been the <br />policy of the Board to grant extensions to projects which conform <br />to current codes. <br />RECOMMENDATION: <br />Staff recommends approval of Grand Harbor's request for a one year <br />extension of the approved preliminary plan; the new expiration <br />date to be July 14, 1990. <br />ON MOTION by Commissioner Eggert, SECONDED by Com- <br />missioner Scurlock, the Board unanimously approved <br />Grand Harbor's request for a one year extension of <br />the Preliminary PRD Approval for Pod "1" (Victoria <br />Island). <br />J U L 18 1989 ', 3 <br />
