Wiegers <br />Staff Planner, Current Development <br />DATE: June 29, 1989 <br />SUBJECT: FINAL PLAT APPROVAL FOR THE FIRST REPLAT OF VILLAGE WALK <br />SUBDIVISION <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular. <br />meeting of July 18, 1989. <br />DESCRIPTION AND CONDITIONS: <br />The First Replat of Village Walk Subdivision is a proposed replat. <br />of a previously platted 56 lot fee simple townhouse subdivision of <br />a ±6.39 acre parcel of property located immediately east of 6th <br />Avenue and south of and adjacent to Waverly Place. The subject <br />property is zoned RM -10. (Multi -Family Residential up to 10 <br />units/acre) and has an MD -2 (Medium Density up to 10 units/acre) <br />land use designation. The proposed building density is ±8.77 <br />units/acre. <br />The developer had previously received final plat approval for a 56 <br />unit, fee simple townhouse subdivision and subsequently recorded <br />the plat and began construction of units within the project. <br />Since that time, the developer has chosen to increase the size of <br />the units and as a result must increase the size of the fee simple <br />lots by filing a new plat. The revised plat decreases the total <br />number of units for the entire project from 56 to 52. <br />Pursuant to County Code and Florida Statutes the developer has <br />submitted a petition to vacate a portion of the original Village <br />Walk plat in order to facilitate the replat. The plat vacation <br />was acted upon by the Board of County Commissioners at its regular <br />meeting of July 11, 1989. <br />The owner, Catalina Homes, Inc., is now requesting that final plat <br />approved be given to the First Replat of Village Walk Subdivision <br />and has submitted: <br />1. a final plat application substantially in conformance <br />with the applicable County Ordinances. <br />ANALYSIS: <br />Section 10(g) of the subdivision ordinance allows developers to <br />"plat over" townhouse projects to allow the fee simple transfer of <br />4 <br />
