J U L 2 5 189 {( <br />PrK �� Fil3� <br />,�40 <br />PROPOSED DEVELOPMENT AND LOCATION: <br />Mouriz, Salazar and Associates Inc. has submitted an application <br />on behalf of the Indian River Bend Corporation to receive concep- <br />tual PRD approval for "Moon River", a 442 unit planned residential <br />development. [The applicant has also submitted and staff is in <br />the process of reviewing a preliminary PRD plan covering most of <br />the project. However, only the conceptual plan is to be con- <br />sidered at this time]. The development was previously known as <br />the Coralstone Club and is located just north of Sea Oaks between <br />A.I.A. and the Indian River at 9025 S.R. A.I.A. <br />At its June 22, 1989 meeting, the Planning and Zoning Commission <br />voted unanimously to recommend the Board of County Commissioners <br />conditionally approve the PRD special exception use (See Attach- <br />ment W. <br />The approval steps in the PRD process are as follows: <br />Approval Needed Reviewing Body <br />1. Concept Plan/Special Exception P&ZC and B.C.C. <br />2. Preliminary PRD P&ZC <br />3. Land Development Permits Staff <br />4. Final PRD (plat) B.C.C. <br />Presently, there are 69 condominium units which were built in <br />conjunction with the Coralstone Club development. This built <br />"first phase" is incorporated into the overall Moon River plan. <br />Aside from the existing 69 units, the applicant is proposing <br />development of 205 patio homes and 168 condo's on the remaining <br />portions of the site. The condominiums would be developed as six <br />3 -story buildings in the western part of the project, while the <br />205 patio homes would be constructed throughout the central and <br />remaining portions of the site. The applicant is now seeking <br />conceptual approval of the plan. <br />ANALYSIS: <br />1. Size of Development Area: 73.74 acres <br />2. Zoning classification: RM -6 <br />3.
