McCoy <br />Staff Planner; Current Development <br />DATE: June 28, 1989 <br />SUBJECT: COPELAND'S LANDING REQUEST FOR CONCEPTUAL SPECIAL <br />EXCEPTION PRD APPROVAL FOR COPELAND'S LANDING RIVERSIDE <br />PHASE <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of July 25, 1989. <br />PROPOSED DEVELOPMENT AND LOCATION: <br />Carter and Associates has submitted an application for conceptual <br />special exception PRD approval for a 4 lot single family subdivi- <br />sion, and a 16 slip boat dock to serve the overall Copeland's <br />Landing subdivision. The property is located at 3300 73rd Street, <br />and the proposed lots will have frontage on the Indian River <br />Lagoon. <br />At its June 22, 1989 meeting, the Planning and Zoning Commission <br />voted 4 to 3 to recommend that the Board of County Commissioners <br />conditionally approve the PRD special exception use (See Attach- <br />ment W. <br />. <br />The approval steps in the PRD process are as follows: <br />Approval Needed Reviewing Bod <br />1. Concept Plan/Special Exception P&ZC and B.C.C. <br />2. Preliminary PRD P&ZC <br />3. Land Development Permits Staff <br />4. Final PRD (plat) B.C.C. <br />Presently, Copeland's Landing is developing two separate commu- <br />nities, a 28 unit PRD at the intersection of 73rd Street and U.S. <br />#1, and a single family residential subdivision further east on <br />73rd Street. The owner has obtained land development permits on <br />the 28 unit PRD and Phase I of the single family subdivision; <br />these developments are presently under construction. <br />Phase II of the single family subdivision has received preliminary <br />plat approval, borders the mosquito impoundment, and is -,located to <br />the east of Phase I. Phase II also borders the proposed riverside <br />phase to the east, and does contain some wetlands, most of which <br />a P ocated towards the riverside phase. <br />42 <br />� � r <br />
