For the subject application, Copeland's Riverside Phase, the <br />applicant is proposing to provide access to and expand some <br />isolated uplands along the river's edge in order to plat the four <br />single family lots. <br />ANALYSIS; <br />1. Size of Development Area: 22.9 acres or 997,524 square feet <br />total <br />Existing Wetlands: 21.7 acres or.947,866 square feet <br />Existing Uplands: 1.18 acres or 51,401 square feet <br />Area to be Filled: 1.26 acres or 55,321 square feet <br />Wetlands to Remain: 21.1 acres or 922,601 square feet* <br />(Figures for Riverside PRD area only) <br />*includes wetlands to be created <br />2. Zoning Classification: RS -1 <br />3. Land Use Designation: Environmentally sensitive <br />4. Overall Density: 0.17 units/acre (4 lots on 22.9 acres) <br />5. Total Impervious Area: 9,130 square feet (not including <br />single family homes) <br />6. Open Space Required: 50% <br />Provided: 90% <br />7. Traffic Circulation: The project will connect to and utilize <br />local roads platted with Copeland's Landing Subdivision for <br />access to 73rd Street. <br />8. Stormwater Management: The Public Works Department has <br />approved a conceptual stormwater plan. A Type "B" permit and <br />a cut and fill waiver will be required with the land develop- <br />ment permit. <br />9. Utilities: The lots will receive sewer and water from <br />package water and sewer plants located further west in the <br />other project phase. These plants must be approved by the <br />County Utilities department and the Department of Environ- <br />mental Regulation. <br />10. Waivers: Through the PRD process the applicant can request <br />waivers from some of the normal zoning code standards. The <br />applicant has requested the following waivers: <br />a. Lot Size: A reduction in lot size from 40,000 square <br />feet (RS -1) to 15,000 square feet (section 5(A) Appendix <br />A - Zoning Code). <br />b. Minimum Lot Width: A reduction from 125' to 85' foot <br />lot width (section 5(A) Appendix A - Zoning Code). <br />C. Right -of -Way Width: The applicant is requesting a 60' <br />drainage and access easement be approved to access the <br />subdivision and a 40' wide access and drainage easement <br />be approved for access to the individual lots (section <br />10(c)(2)(f) Appendix B - Subdivision Code). <br />d.
