AUG Vie` <br />550 <br />negotiations on another matter and that this road now will be <br />joining with that cut. <br />Mr. Boling referred to the charts and explained a couple of <br />options. He advised that Jim Davis favors the northerly access. <br />Commissioner Bowman questioned the large amount of impervious <br />surface, and Mr. Boling advised that a lot of that area probably <br />will be marl, which is less impervious than asphalt. <br />Darrell McQueen of McQueen & Associates, engineers on the <br />project, explained that the two acres of impervious surface is the <br />combined amount for this site and the River Club site. <br />Commissioner Bowman also noted that it has significant <br />hardwood areas, and emphasized that they are supposed to leave 27 <br />trees. <br />Mr. McQueen explained that they took a survey of the actual <br />trees growing in there and counted 32 oaks of substantial size of <br />30 to 48 inches. Twenty-seven of those have been retained on that <br />site, plus another cluster closer to the river. The site plan has <br />been laid out in an effort to save the trees. Mr. McQueen pointed <br />ou� the entrance into the office park and explained the <br />alternative of putting the entrance into the maintenance facility. <br />He understood that it would be up to Jim Davis to decide whether <br />or not that would be a right turn in and right turn out. <br />Commissioner Eggert asked what the northerly driveway would <br />do to those trees, and Mr. McQueen believed they have enough room <br />in there to work around the trees. They have talked with Mr. <br />Davis about increasing that 25 ft. buffer along the Boulevard.to <br />35 feet. In addition, they have taken one phase off of that <br />building from what was previously submitted. <br />Commissioner Scurlock preferred the other entrance, but <br />agreed that it is a traffic engineering design matter. <br />Mr. McQueen felt that they could live with either entrance. <br />Commissioner Bowman was concerned about the soil, sand and <br />rock storage section on that corner, and hoped it would be <br />28 <br />
