AUG 2 0 '689 <br />BOOK 17 P, _{.�rE 49 <br />designated as areas the county will look at to work with the <br />state and feds for acquisition. <br />Attorney Kindler wished to make a formal objection to the <br />conservation designation on any of the privately owned properties <br />of the WW Ranch because at this time there are no concrete plans <br />for the purchase of the property, and it will deprive the owners <br />of reasonable use of that property. <br />Commissioner Bird believed the main reason for the proposed <br />purchase is for protection of manatees, and how far out of the <br />water do you have to go for that, but Planner DeBlois believed <br />they are also coordinating with the Fish & Game Commission which <br />has identified the western bank as a significant mosaic of <br />different valuable communities. <br />Planner Loeper pointed out that under the existing Land Use <br />Map, that portion would have a density of 1 unit per 5 acres, and <br />on this plan, it is actually 1 unit per acre in the conservation <br />designation east of 1-95; so, in a sense, that area has increased <br />in density. <br />Warren Dill informed the Board that he and his wife own some <br />property off of Roseland Road that has been proposed as conserva- <br />tion area. He did not know if that creates a problem for them. <br />He noted that most of the property west of Roseland and east of <br />the river is already developed in that area. Those lots are 700/ <br />800' deep, and the conservation designation goes all the way back <br />to Roseland Road, which seems a little bit far. <br />Commissioner Bird believed that the CARL Program is concen- <br />trating on large tracts and willing sellers. <br />Mr. Dill believed that the CARL Program is only on the west <br />side of the branch of the Sebastian River, and he just wanted to <br />know what the development regulations will be. <br />Director Keating advised those have not been formulated yet, <br />and our current regulations apply right now. <br />Mr. Dill stated that his only concern is that the <br />conservation zoning goes all the way back to Roseland Road 800' <br />24 <br />
