From recent appraisals in the area, Parcel 110 is approximately valued as <br />follows: <br />Wetland (impoundment) 17.98 acre at $ 2,500 = <br />$ 45,500 <br />Upland in county take 0.93 acre at $5�— _ <br />$ 24,000 <br />Approximate Total appraised value of County Take = <br />$ 6991000 - <br />Remainder - upland 13.15 acre at $ 25,000 = <br />$ 330,000 <br />- pond 11.70 acre at $ 7_160-u—_ <br />Approximate Total appraised value of State are = <br />$ 30,00-6- <br />$ <br />Total 43.77 acre, appraised value = <br />$ 2b� <br />The Florida Department of Transportation requests, therefore, that Indian <br />River County negotiate with Mr. Gregory for the purchase <br />of all the land he <br />owns in Government Lot 4. The Department will reimburse <br />Indian River County <br />for the proportional amount of the entire purchase price <br />as derived from the <br />actual appraisal values used for the acquisition. <br />The Department has funds (D.S. 100% state funds) in its budget for Fiscal <br />Year 88/90, and will be able to reimburse Indian River County for this outlay <br />by February 1990. <br />The Department intends to leave this land in County ownership, retaining <br />the right to use any or all of the upland area for mitigation operations. We <br />anticipate that this will entail removal of upland species trees, lowering <br />the land elevation to create new wetlands, and planting suitable wetland <br />vegetation. <br />Please let us know if the above is acceptable to the County.
