I 66 F rj.l.' 390 C <br />REQUEST FOR EXTENSION OF MEADOWLARK WOODS SUBDIVISION LAND <br />DEVELOPMENT PERMIT <br />The Board reviewed the following memo dated 10/31/89: <br />TO: James Chandler <br />County Administrator <br />THROUGH: James W. Cox, P.E.VB <br />Acting Traffic Engineer <br />SUBJECT: Request for Extension of Meadowlark Woods Subdivision <br />„ Land Development Permit <br />DATE: October 31, 1989 <br />DESCRIPTION AND CONDITIONS <br />A Land Development Permit was issued on May 20, 1988 to Charles <br />Price to construct Meadowlark Woods, a 9.6 acre, 18 lot <br />subdivision. Meadowlark Woods is located one third of a mile <br />west of 58th Avenue on the north side of 41st Street. Mr. Price <br />is now requesting a six month extension of the permit in order to <br />complete the project. At this time land clearing and rough <br />grading of the roadway and drainage swales has been done. <br />ALTERNATIVES AND ANALYSIS <br />Appendix B, Section 7(e)(9)(a) of the County Code requires that a <br />Land Development Permit expires 18 months after issuance whether <br />or not construction is finished, unless an extension is granted <br />by the Board of County Commissioners. The expiration date of the <br />existing permit is November 20, 1989. The Utilities Services <br />Department did not have county water available at the time the <br />Land Development Permit was issued. Since that time water <br />service has become available. In the attached memo of 10-25-89, <br />Utilities Services has stated that the subdivision will need to <br />connect to county water if an extension is not granted and a new <br />Land Development Permit is required. <br />The subdivision drainage is designed to drain to the I.R.F.W.C.D. <br />canal right-of-way on the south side of 41st Street. Since the <br />time the project was approved I.R.F.W.C.D. began issuing permits <br />for such connections to the district's canal system. <br />The Community Development staff has indicated in the attached <br />memo of 10-19-89 that no preliminary plat extension would be <br />required if the Land Development Permit extension were granted. <br />The existing land clearing and tree removal permits would also <br />remain concurrent with the Land Development Permit. <br />Alternate No. 1 <br />Grant the six month extension of the Meadowlark Woods Land <br />Development Permit to May 20, 1990 as requested by the developer <br />with the condition that the necessary I.R.F.W.C.D. permits be <br />obtained prior to construction of the stormwater overflow. <br />34 <br />
