DEC 1j89 <br />BOOK 78 FGE 681 <br />Commissioner Bowman did not feel that we would want <br />residential on the south side of 512 looking over to all the <br />Heavy Commercial on the north. She felt this property should be <br />some sort of commercial rather than residential. <br />Juanita Honeycutt, Broker for Wabasso Realty, next came <br />before the Board. She stated that only two houses have been <br />built on the residential property near the subject property. One <br />she sold to Miss Westphal and Miss Hunter, and she was surprised <br />when they appeared at the P&Z hearing and took an adverse stand <br />against the proposed rezoning because when she sold them that <br />property, she very carefully explained that it was zoned for <br />commercial/industrial; that it was in the node and would be <br />developed as such; and they said fine because they did not want <br />too many neighbors. The other house she sold to Mr. Richard <br />Chandler. He has two Tots to the north of his home that are in <br />the node, and he is happy to have them in the node and expects <br />one day to develop them for a commercial use. To the north of <br />Mr. Chandler is another parcel of about 11 acres that she sold to <br />Cyril Miller, and Mr. Miller called her from the north and said <br />he recently had a buyer for his property but they were denied a <br />site plan approval because there are no roads to the property. <br />As to the statement that some roads are being maintained by the <br />County in Pine Lake Estates, Mrs. Honeycutt stated that the only <br />roads maintained by the County are 104th and 106th Avenues, and <br />they are in Vero Lake Estates Subdivision. <br />Commissioner Bird believed those streets are on the border <br />and separate Pine Lake Estates from Vero Lake Estates. <br />Mrs. Honeycutt agreed, but emphasized her point is that <br />while the houses that are there probably shouldn't have been <br />built, now they are denying permits to build in there. <br />Chairman Wheeler did not feel it is realistic that property <br />along 512 will be a prime residential development area. <br />Mrs. Honeycutt further noted that you don't have to have any <br />business out there to draw truck traffic; semis already come off <br />40 <br />
