JAU <br />L <br />eLiu <br />Boor. <br />F, <br />He <br />talked about <br />keeping the same distance back from 1-95, <br />but <br />making a logical determination in following property lines. <br />Board members agreed with the concept of a higher density <br />for a certain distance around the 1-95 corridor with the other <br />densities as discussed before. <br />Some discussion arose about areas around Fellsmere where <br />people go who want to live on 5 or 10 acres out in the country, <br />and it was telt that should be left alone unless the DCA wants to <br />tackle it. <br />Director reating informed the Board that the DCA cannot rind <br />a plan not in compliance unless they attend the final adoption <br />hearing if requested to by the county, and we already have re- <br />quested they attend. He believed the foregoing discussion has <br />given staff the basic direction they need as to Urban Sprawl. <br />AFFOKDABLE HOUSING <br />Affordable <br />Housing <br />Specific objections ( Alternatives for Resolution <br />- No high density areas to <br />accommodate low cost <br />housing <br />- No designated group home <br />sites <br />- No policies designed to <br />reduce housing costs <br />Designate some higher den- <br />sity areas for low cost <br />housing <br />Designate group home sites <br />Adopt policies to reduce <br />housing cost such as <br />waiver of impact fees for <br />low-cost housing <br />Director Keating explained that DCA's objective in address- <br />ing affordable housing, in essence. is to make sure that <br />communities provide for taking their fair share of affordable <br />housing so that it is not concentrated only in certain <br />communities. <br />Commissioner Bird noted that you can pay lip service to <br />affordable housing all you want, but for it you have to have <br />affordable property, affordable building costs, and affordable <br />tinancing, plus the intrastructure, of course. It is an undeni- <br />able fact that our land values are high in this county, and that, <br />plus our impact fee structure, makes it difficult to create areas <br />16 <br />
