Twor <br />Staff Planner <br />DATE: February 5, 1990 <br />SUBJECT: FINAL PLAT APPROVAL FOR TALL PINES SUBDIVISION <br />SD -88-07-10 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 13, 1990. <br />DEVELOPMENT AND LOCATION: <br />Tall Pines Subdivision is a 17 lot subdivision of a ±4.61 acre <br />parcel of land located at 38th Avenue and 14th Street. The <br />subject property is zoned RS -6, Single Family Residential (6 units <br />per acre) and has an LD -2, Low Density 2 (up to 6 units per acre) <br />land use designation. The proposed building density is 3.68 units <br />per acre. <br />At its regular meeting of May 11, 1989, the Planning and Zoning <br />Commission granted preliminary plat approval for the subdivision. <br />The owner, Joan Stawara, is now requesting final plat approval and <br />has submitted the following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a certified cost estimate from the project engineer that sets <br />the amounts for required posted security instruments; <br />3. a contract for construction of the remaining required im- <br />provements (sidewalks); <br />4. a letter of credit guaranteeing the construction contract; <br />5. a warranty maintenance agreement and Bill of Sale for the. <br />completed, publically dedicated required improvements; and <br />6. a letter of credit guaranteeing the warranty maintenance <br />agreement. <br />16 <br />
