Davis, P.E., <br />Public Works Director <br />SUBJECT: Right -of -Way Acquisition - <br />Seald Sweet Growers, Inc. - SW corner of 74th Ave <br />at SR#60 BUDGET AMENDMENT 043 <br />REF. LETTER: Charles Sanders, Seald Sweet Growers, Inc. to <br />Don Finney dated 1/29/90 <br />DATE: February 21, 1990 <br />DESCRIPTION AND CONDITIONS <br />Seald Sweet Growers is developing a tract of land <br />located at the southwest corner of the 74th Avenue and SR#60 <br />intersection. To accommodate for future widening'of 74th <br />Avenue, an additional 20' x 361.5' right-of-way parcel is <br />needed. The appraised value of the land is $23,500.00 (as <br />appraised by Armfield-Wagner Appraisers). Since 74th Avenue <br />is on the County's 20 year Road Improvement Plan, Traffic <br />Impact Fee credits of $10,561.20 can apply from the proposed <br />development. The remaining funds of $12,938.80 to purchase <br />the right-of-way can be appropriated from Fund District 8 <br />Traffic Impact Fee Fund 101-158. (Approximately $300,000.00 <br />available on 1/30/90). At this time, the developer is <br />requesting the County to purchase the entire 20' wide <br />section of right-of-way. <br />ALTERNATIVES AND ANALYSIS <br />The Public Works staff agrees with the appraised value <br />of $23,500.00. The following alternatives apply: <br />Alternative #1 <br />Approve purchase of the 7,230 s.f. right-of-way parcel <br />with the following funding: <br />Traffic Impact Fee Credit to Seald Sweet Growers for <br />proposed 13,547 s.f. office building - $10,561.20 <br />Payment of remaining from District 8 <br />Traffic Impact Fee Fund 101-158 - $12,938.80 <br />Total $23,500.00 <br />Alternative #2 <br />Deny purchasing the right-of-way and only retain a 60' <br />wide right-of-way. <br />RECOMMENDATIONS AND FUNDING <br />Staff recommends alternative #1. The attached budget <br />amendment is recommended for approval at this time. <br />68 <br />
