Chandler <br />County Administrator <br />DIVISION HEAD CONCURRENCE: <br />r <br />Rober M.eat n , A <br />Community Develo men Dijrector <br />THROUGH: Stan BolingJ, AICP <br />Planning Director <br />FROM: Chris Rison C� <br />Staff Planner <br />DATE: March 7, 1990 <br />SUBJECT: FINAL PLAT APPROVAL FOR WALKER'S GLEN SUBDIVISION, <br />UNIT 1 SD -88-06-08 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March'20, 1990. <br />DEVELOPMENT AND LOCATION: <br />Walker's Glen Subdivision Unit 1 is a 36 lot subdivision of a <br />±11.41 acre parcel of land located west of 44th Avenue and south <br />of 26th Street. A second unit, comprised of 25 lots on ±7.80 <br />acres is to be constructed and platted in the future. The subject <br />property is zoned RS -6, Single Family Residential (6 units per <br />acre) and has an LD -2, Low Density 2 (up to 6 units per acre) land <br />use designation. The proposed building density is 3.16 units per <br />acre. <br />At its regular ,meeting of May 25, 1989, the Planning and Zoning <br />Commission granted preliminary plat approval for the entire <br />subdivision, including the Unit 1 and Unit 2 areas.. The owner, <br />Vista Properties, Inc.,=•is now requesting final plat approval and <br />has submitted the following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. two cost estimates for remaining required improvements <br />certified by the project engineer: <br />y., a. a cost estimate for internal sidewalks; <br />b. a cost estimate for remaining required improvements; <br />3. two contracts for construction of remaining required improve- <br />- <br />='' = ments <br />a. a 2 year contract to construct internal sidewalks; <br />b. a 6 month contract for all other remaining improvements; <br />and <br />4. two letters of credit securing the construction contracts. <br />ANALYSIS: <br />Most of the required improvements have been constructed by the <br />developer.
