B. - Golf Courses - <br />"Golf courses and accessory facilities (Administrative <br />Permit and Special Exception). <br />a. Criteria for golf courses and accessory facilities: <br />1. Golf courses and accessory facilities shall <br />not be interpreted to include freestanding <br />commercial miniature golf courses and/or <br />driving ranges. <br />2. No major accessory use or principal building <br />or structure shall be located closer than one <br />hundred (100) feet to any lot line which abuts <br />a residential district. <br />3. Golf courses shall, to the most reasonable <br />extent, retain and preserve native vegetation <br />over at least thirty (30) per cent of th total <br />upland area of the course due to their charac- <br />teristically high water demand and heavy <br />nutrient loads. <br />4. The golf courses shall be designed so that any <br />lighting is shielded and directed away. from <br />residential areas. <br />5. Screening (reserved)." <br />All criteria except #2 are satisfied by the applicant. Based <br />upon the project design and proximity to the golf maintenance <br />facility of the adjacent (Orchid) project, the applicant is <br />requesting a special waiver from criterion #2. Staff has no <br />objection the the waiver (listed below). <br />17. - Special PRD Waivers - <br />The following waivers and PRD options are being requested by <br />the applicant: <br />A. Internal right-of-way requirements from 60' to a minimum <br />of 14' for common driveway entrances, 24' for common <br />driveways, 28' for one way alleys, 48' for two way <br />streets. <br />B. A lessening of the required parking for the Beach Club <br />and Golf Club via dual use parking, allowing up to a 20% <br />reduction in the total number of spaces pursuant to the <br />project engineer's analysis. <br />C. Attached single family and multi -family dwelling units, <br />-as shown in the conceptual plan, shall be allowed in the <br />RS -3 and RS -6 zoning district areas. <br />D. Building setbacks for single family and multi -family <br />dwelling units shall be as indicated on attachments #7 - <br />10. The minimum setbacks will go from 25' on the front <br />and rear and 15' on the side to 0'. for front, rear and <br />sides. <br />E. Minimum lot sizes and frontage requirements. The <br />minimum "village" lot will go from 12,000 and 7,000 <br />square feet to 3,200 square feet. The minimum frontage <br />(width) will go from 80 and 70 feet to 32 feet for <br />village lots and 45' for beach cottage lots. <br />F. Minimum Pavement Widths. For two way common driveways <br />the minimum width will go from 24' to 121; for one way <br />alleys the minimum shall be 121; for two way streets, <br />the minimum width shall go from 22' to 181, pursuant to <br />the conceptual plan. <br />G. Cut and fill balance requirements within the 100 year <br />flood plain, (must be approved through the Public Works <br />Department) . �? <br />41 600f( <br />1990 <br />
