MAR 2 T 1990 <br />BOOKFi0A �•�qJ <br />.79 The applicant will need to provide for any other improve- <br />ments identified in the approved traffic impact analysis, <br />such as the developer's fair share for signalization and <br />widening of the C.R. 510/S.R. A.1.A. intersection. <br />16. Special Exception Criteria: <br />A. - Country Clubs - <br />"Criteria for country clubs: — <br />1. The term "country club," as used in this section, <br />shall be defined as a land area and buildings <br />containing recreational facilities, clubhouse and <br />the usual uses accessory thereto, open only to <br />members and their guests for a membership fee. <br />Country clubs shall be interpreted to include <br />multi-purpose recreational clubs as well as golf <br />courses, tennis clubs and similar membership <br />recreational facilities. <br />2. Such facilities may include restaurants with <br />alcoholic beverage licenses provided that no such <br />establishment is located within one thousand <br />(1,000) feet of the front door of any church or all <br />property lines of any school. In addition, such <br />establishments shall not be open to the general <br />public. <br />3. No principal or accessory building shall be located <br />closer than forty-five (45) feet to any street line <br />or closer than one hundred (100) feet to any lot <br />line which abuts a single-family zoning district. <br />4. No off-street parking or loading area shall be <br />located closer than twenty-five (25) feet to any <br />residential zoning district. <br />5. Where such uses involve golf courses, tennis <br />courts, marinas or any other recreational use for <br />which standards are set forth in Section 25.1(e), <br />they shall also be subject to such standards and <br />procedures, unless a waiver is granted by the <br />decision making body because the standards are not <br />applicable to the type or intensity of use <br />proposed. <br />6. All multipurpose recreational clubs authorized <br />herein shall be located adjacent to a major thor- <br />oughfare. <br />7. All outdoor lighting shall be adequately shielded <br />in ,order to prevent reflection onto adjacent <br />properties. <br />8. A landscaped bufferyard utilizing screening, as <br />established in Section 23, shall be required <br />adjacent to all residentially zoned land." <br />Criteria 1, 2, 5, 7, and 8 are satisfied by the request. <br />Based upon the project design, the applicant is requesting <br />special waivers for criteria 3, 4, and 6 pursuant to the PRD <br />ordinance which allows for such waivers. Staff has no <br />objection to the proposed waivers (listed subsequent in this <br />report), since the proposed golf/country club is integrated <br />into the project and located well within the overall project <br />boundaries. <br />40 <br />
