JUN 13 1990 <br />_I <br />Vero Development Company, Incorporated <br />Judicial Center <br />Expansion Aspects <br />Our proposal incorporates a significant expansion component. <br />BOOK 80 F'�1�E •. <br />The fourth floor of the parking structure is designed, through enclosure, to accommodate an <br />additional 25,000 square feet of office space. This expansion will not require the acquisition <br />of any additional property. The expansion can be accomplished with little or no disruption <br />to the ongoing operations of Indian River County. <br />Since our proposal does not involve the leveling of the Court House Annex, and the State's <br />Attorney's Office, or the alteration of its related parking support, all of these assets can be <br />used to accommodate the present and/or future needs of Indian River County. <br />Mr. Flick first addressed the real estate associated with <br />his presentation and advised that his proposed structure requires <br />the vacation of 15th Avenue, and the fountain and pond displayed <br />on his model are representative of where 15th Avenue currently <br />exists between 21st and 20th Streets. He explained that the <br />Florida Federal Building is depicted as two additional stories <br />because it is his firm intent, as part of private development, to <br />simultaneously develop at least 20,000 additional sq. ft. of <br />professional office space. Across the street is the Pocahontas <br />Building - Vero Furniture Mart - the State's Attorney's office - <br />the Woman's Club - and further up in the corner, the new main <br />County Library. Mr. Flick then pointed out on his model a <br />structured parking garage which is recessed off Route 60 and <br />would serve both the new main library and the new complex. There <br />is additional surface parking that goes along with this program. <br />It is in the north 1/2 of Lot 45 and would be directly south of <br />the new main library. He continued that the judicial complex, <br />which stretches over 15th Avenue, has 2 basic wings, each <br />containing approximately 50,000 net usable square feet. This <br />particular design, which is just one idea, accommodates 50,000 <br />sq. ft. for high security type activities. The building <br />accommodates secure provisions for bringing in prisoners and also <br />accommodates private parking for individuals, such as judges, <br />inside the facility itself. <br />16 <br />
