Thompson, P.E. <br />Capital Projects Manager <br />SUBJECT: Indian River Boulevard Phase IV <br />Right of Way Purchase - Crazy Woman Properties <br />DATE: July 3, 1990 <br />DESCRIPTION AND CONDITIONS <br />On June 5, 1990, the Board authorized the purchase of <br />right-of-way from Crazy Woman Properties, Inc for Indian <br />River Boulevard Phase IV. <br />Drainage plan revisions have increased the width of the, <br />right-of-way on the east' end of 41st Street. The revised <br />cost breakdown listed below, includes the cost of the <br />additional right-of-way needed on 41st Street. <br />Purchase price authorized by the Board on June 5, 1990: <br />6.275 acres for IRB $393,314.00 <br />2.13 acres for 41st Street 133,508.00 <br />Temporary Construction Easements IRB 3,700.00 <br />Temporary Construction Easements -41st St. 3,400.00 <br />Recording Expenses 2,976.00 <br />Attorney Fee 15,193.00 <br />Title Insurance 2,709.50 <br />Contingency/Severance Damages 10,000.00 <br />Total $564,800.50 <br />Revised cost including one-half percent per month adjustment <br />to purchase price and attorney's fees: <br />6.275 acres for IRB <br />$395,776.10 <br />2.29 acres for 41st Street <br />144,434.62 <br />Temporary Construction Easements IRB <br />3,250.00 <br />Temporary Construction Easements -41st <br />St. 3,300.00 <br />Recording Expenses <br />79.80 <br />Attorney Fee <br />16,281.36 <br />Title Insurance <br />2,776.50 <br />Contingency/Severance Damages <br />10,000.00 <br />Total <br />$575,898.38 <br />A contingency item has been included because closing <br />documents have not been finalized as of this date. Staff <br />requests that the Board's authorization include this <br />contingency to cover any unforeseen costs to the County that <br />may arise. <br />RECOMMENDATIONS AND FUNDING <br />Staff recommends that the Chairman be authorized to execute <br />the Contract to purchase right-of-way parcels from Crazy <br />Woman Properties, Inc. The total cost includes the purchase <br />of citrus trees in temporary construction easements and the <br />purchase of uneconomical remainders. <br />Funding to be from account #309-214-541--66.12 Indian River <br />Boulevard North Right-of-way. <br />20 <br />
