Twore <br />Staff Planner, Range Planning <br />DATE: July 25, 1990 <br />SUBJECT: JAMES MEADE REQUEST TO REZONE APPROXIMATELY 20 ACRES FROM <br />RM -6 AND A-1 TO RM -8 <br />-• It is requested that the data herein presented by given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of August 14, 1990. <br />DESCRIPTION & CONDITIONS: <br />This is a request to rezone approximately 20 acres from RM -6, <br />Multiple -Family Residential District (6 units/acre) and A-1, <br />Agricultural District (1 unit/5 acres) to RM -8, Multiple Family <br />Residential District (8 units/acre). The property is located on <br />the south side of State Road 60 -approximately 1/4 mile west of 74th <br />Avenue. The property is owned by James Meade, et.al. The <br />applicant intends to develop the property with multi -family <br />housing. <br />On June 28, 1990, the Planning and Zoning Commission voted 6-0 to <br />recommend to the Board of County Commissioners that the request to <br />rezone approximately 20 acres from RM -6, Multiple Family <br />Residential District (6 units/acre) and A-1, Agricultural District <br />(1 unit/5 acres) to RM -8, Multiple Family Residential (8 <br />units/acre) be approved. <br />Existing Land Use Pattern <br />The property presently has two uses. Approximately 16 acres is <br />presently planted in citrus. The remaining 4 acres, the northwest <br />portion of the property, is open land and contains a residence. <br />The parcel also has split zoning, the front 11 acres being zoned <br />RM -6 and the back 9 acres zoned A-1. This same zoning pattern is <br />present on property immediately east. This property contains an <br />unplatted residential street. Southeast of the subject property <br />is the Westlake Estates Subdivision which has 20, one acre lots. <br />Property to the south is zoned for agriculture and planted in <br />citrus. West of the subject property is Tamara Gardens zoned RM - <br />6. This development was approved for 58 units; however, only 16 <br />units have been built. Since no active site plan exists, any <br />additional development in Tamara Gardens would require site plan <br />approval. Property to the north, across S.R. 60, is zoned RM -6 but <br />is planted in citrus. Several large residential developments <br />including Cambridge Park, Indian River Estates and Village Green <br />are located along S.R. 60 within a half mile of this site. <br />Future Land Use Pattern <br />The subject property is designated as M-1, Medium Density, on the <br />county future land use map. This designation permits a variety of <br />residential zoning categories at densities up to 8 units per acre. <br />27 <br />
