Tworek <br />Staff Planner, L g Range Planning <br />DATE: July 25, 1990 <br />SUBJECT: MCQUEEN & ASSOCIATES REQUEST TO REZONE APPROXIMATELY <br />17.24 ACRES FROM A-1 TO RM -6. <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of August 14, 1990. <br />DESCRIPTION & CONDITIONS: <br />This is a request by McQueen & Associates to rezone -17.24 acres <br />from A-1, Agricultural District (one unit/5 acres) to RM -6, <br />Multiple Family Residential District (6� units/acre). The subject <br />property is located on Jungle Trail approximately 900 feet south <br />of Sea Oaks. The property is presently owned by Larry and Dorothy <br />Reeves and is part of the 110 acre Coquina Planned Residential <br />Development. <br />On June 28, 1990, the Planning and Zoning Commission voted 6-0 to <br />recommend to the Board of County Commissioners that the request to <br />rezone approximately 17.24 acres from A-1, Agricultural District <br />(one unit/acre) to RM -6, Multiple Family Residential District (6 <br />units/acre) be approved. <br />Existing Land Use Pattern <br />The subject property is presently undeveloped. Property to the <br />north and east is also undeveloped and zoned RM -6. Groves are <br />located on the adjacent property to the south, which is zoned A- <br />1. The Indian River forms the property's -western boundary. <br />Future Land Use Pattern <br />The subject property and all surrounding property is designated Low <br />Density Residential, L-2, on the county future land use map. This <br />designation permits residential. zoning densities up to 6 <br />units/acre. Jungle Trail is designated as a historic road by the <br />comprehensive plan. <br />Environment <br />The subject property is not designated as environmentally sensitive <br />or important by the comprehensive plan. The property is within a <br />flood plain as identified by the Flood Insurance Rating Maps. <br />These maps have identified flood elevations of 8 feet for the bulk <br />of the property. The Indian River Lagoon is designated as Florida <br />Outstanding Waters. <br />33 <br />
