Twore <br />Staff Planner, -Range Planning <br />DATE: July 25, 1990 <br />SUBJECT: KIMBALL/LLOYD & ASSOCIATES REQUEST TO REZONE <br />APPROXIMATELY 27.5 ACRES FROM A-1 TO RM -8. <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of August 14, 1990. <br />DESCRIPTION & CONDITIONS: <br />This is a request to rezone approximately 27.5 acres from A-1, <br />Agricultural District (one unit/5 acres) to RM -8, Multiple Family <br />Residential District (8 units/acre). The property is located on <br />the west side of 82nd Avenue and south of 26th Street and is <br />presently owned by Ed Schlitt, trustee. The applicant is planning <br />to build a condominium development on the site. <br />On June 28, 1990, the Planning and Zoning Commission voted 6-0 to <br />recommend to the Board of County Commissioners that the request to <br />rezone approximately 27.5 acres from A-1, Agricultural District (1 <br />unit/5 acres) to RM -6, Multiple Family Residential District (6 <br />units/acre) be approved. <br />Existing Land Use Pattern <br />The subject property is zoned A-1, Agriculture District, and <br />contains an old citrus grove. A nine acre parcel to the southeast <br />of the subject property also has A-1 zoning and appears to have <br />once been part of the subject parcel. This 9 acre parcel is the <br />site of a proposed catholic church. Property to the north is also <br />zoned A-1 and in active grove operation. <br />On the east side of 82nd Avenue are two subdivisions. The Wildwood <br />subdivision is zoned RS -1, Single -Family Residential District (1 <br />unit/acre). Wildwood has 14 one acre lots and is built -out. West <br />Side Villas is located :immediately south of Wildwood. This <br />subdivision, zoned RS -6, Single -Family Residential District (6 <br />units/acre), has 31 one-half acre lots and is also virtually built - <br />out. <br />Adjacent property on the south side of the property is zoned RM - <br />8 and is undeveloped. East of the vacant property is the Ranchland <br />Mobile Home Park which is zoned RMH-8, Mobile Home Residential <br />District (8 units/acre) and is occupied by.- approximately 107 <br />dwellings. <br />50 ROOM 80 PAGF. ��J <br />AUG 141990 <br />I <br />
