_ ® M <br />Transportation <br />A review of the traffic impacts that would result from the <br />development of the property indicates that the existing level of <br />service would not be lowered. The maximum buildout permitted by <br />zoning would be 220 units which would generate approximately 2,600 <br />daily trips. This volume would maintain the existing LOS "C" of <br />State Road 60. A more detailed traffic analysis including <br />intersection improvements will be required as part of the <br />development review process. <br />- Potable Water <br />This area is serviced by the county water plant on Oslo Road. This <br />plant is presently undergoing a planned expansion to meet increased <br />demand. The county utilities department has determined that water <br />services would not be constrained by this rezoning. <br />- Sanitary Sewer <br />The subject site is within the county West Regional Wastewater <br />Service Area. As with potable water, the county utilities has <br />issued a positive sanitary sewer concurrency determination. <br />- Solid Waste <br />Solid waste service includes pick-up by private operator and <br />disposal at the county landfill. The active segment of the <br />landfill has a 5 year remaining capacity, and the landfill has <br />expansion capacity beyond 2010. The solid waste department has <br />determined that this rezoning would not negatively impact solid <br />waste services. <br />- Drainage <br />All development is reviewed for compliance with county stormwater <br />regulations which require on-site retention, preservation of flood <br />plain water storage and finished floor elevations. In addition, <br />development of the parcel will have to meet the discharge <br />requirements of the Indian River Farms Drainage District. <br />Together, these regulations limit the potential of on-site and off- <br />site flooding and damage. A preliminary drainage review by the <br />Public Works Department has not revealed any drainage deficiency. <br />- Recreation <br />A review of county recreation facilities and projected demand as <br />a result of this rezoning indicated that adopted levels of service <br />will be maintained. The table below provides an illustration of <br />park acreage needed to accommodate the projected population of this <br />site and the existing surplus acreage by park type.
