He <br />believed that you are not going to see residential development <br />out there at 1/5, 1/10 or 1/40. <br />Attorney Collins noted that staff is looking for some <br />direction as to whether to stop trying to find some middle ground <br />or to increase our efforts. He advised that he has talked to the <br />DCA's attorneys about this, and he thought what what he has <br />proposed in his memo probably would be acceptable to them. <br />Attorney Collins informed the Board that Charlotte County had 1 <br />upa through their AG. Their expert contended that as the Census <br />Bureau defines it, urban densities are 1,000 people per square <br />mile and that works out to about an acre and a half lot or <br />smaller; so, anything where you have lot sizes of 11 acres or <br />I.ess, they would consider urban. Their expert also testified <br />that rural densities are 200 people per square mile, which works <br />out to about 7-1/3 acres per lot; so, anything above that, such <br />as 10 acre lots, is clearly rural, and we can get away from the <br />Urban Sprawl issue. <br />Chairman Eggert commented that she wouldn't have too much <br />trouble going back to the 1985 Plan because we fought it out and <br />she thought it worked well just so long as we can get that Route <br />60 urban corridor and the 512 urban service area when we get out <br />to the 1-95 nodes. <br />Director Keating suggested that the Board just give him and <br />Attorney Collins authorization to negotiate and tell them <br />M <br />85 <br />M <br />M <br />
