Along the south side of S.R. 60, land uses are split between <br />agriculture and residential uses. The easternmost 40 acres are <br />zoned CG but have been recently planted in citrus. Immediately <br />west is a 20 acre grove zoned A-1. West of the grove is Sixty <br />Oaks; this planned development is zoned RM -6 and contains 60 <br />residences. West of Sixty Oaks is an unplatted residential area <br />zoned RS -6. The three streets in this area (Charlotte, Flora and <br />Hedden) contain approximately 54 lots ranging in size from 1/4 to <br />2 acres. Verona Estates, located west of this area, is also zoned <br />RS -6. The southern half of this subdivision is devoted to ag- <br />ricultural uses. Immediately south of these residential areas are <br />the Vero Beach campus of the Indian River Community College and an <br />agricultural research center. The remainder of the south side of <br />S.R. 60 is zoned and used for agriculture. <br />Along the north side of S.R. 60 and surrounded by the subject <br />property is a small area with commercial and residential zoning. <br />Four lots in Wallace Acres subdivision with S.R. 60 frontage are <br />zoned RM -6; the remaining 8 lots have RS -6 zoning. West of <br />Wallace Acres is a 2 acre parcel zoned CL, Limited Commercial <br />District, containing a small appliance store. <br />West of the subject property, across 66th Avenue is Vista Planta- <br />tion. The development is zoned RM -4, Multiple -Family Residential <br />District (4 units/acre) and contains on-site recreation facilities <br />including a golf course along the project perimeter. A small <br />neighborhood commercial center is located at the corner of S.R. 60 <br />and 66th Avenue. <br />The closest commercial/industrial node to the subject parcel is <br />the S.R. 60/I-95 node, which begins approximately 2 miles west of <br />the subject parcel at 82nd Avenue. Two small neighborhood <br />commercial nodes are 4n proximity to the subject parcel at S.R. 60 <br />and 66th Avenue. <br />Future Land Use Pattern <br />The Future Land Use Map in the 1990 comprehensive plan designates <br />property west of 58th Avenue between 16th Street and 26th Street <br />as M-1, Medium -Density Residential.. The M-1, designation permits <br />residential densities up to 8 units/acre. This plan also <br />designates a 160 acre commercial node at S:R. 60 and 58th Avenue. <br />This node encompasses the 4 corners of the intersection and <br />extends along the south side of S.R. 60 east to 43rd Avenue. A <br />few properties along the north side of S.R. 60 near 43rd Avenue <br />are also included in the node. (see Land Use Map) <br />Transportation System - <br />SSR. 60 forms the.southern boundary of the project. This roadway <br />is classified as a principal arterial- in the Traffic -Circulation <br />Element of the Comprehensive Plan and is a four lane divided <br />highway west of 58th Avenue. East of this intersection, S.R. 6D <br />is a-6 lane divided road. At the present time the level of <br />service on SR 60 is B. The widening of this road to 6 lanes from <br />58th Avenue to 82nd Avenue is included in the comprehensive plan <br />as a recommended improvement by the year 2010. <br />Sixty-sixth Avenue, which forms the western boundary of the <br />property, is classified as a minor arterial. This road is pres- <br />ently a paved two lane road north of S.R. 60. This roadway <br />becomes Schumann Drive and connects with U.S. #1 in Sebastian. <br />South of S.R. 60, 66th Avenue is an unpaved road.
