18. Housing <br />This condition requires that the developer conduct a study showing <br />that affordable housing demands generated by project employees are <br />satisfied by existing or to -be -constructed housing stock. <br />19. Integration with Adjacent Areas and Uses <br />This condition requires that vehicular and pedestrian accessways <br />are accommodated and provided to connect the internal mall traffic <br />network to adjacent properties. Also, this condition requires that <br />the project provide a bikeway path from the mall to the planned <br />(and required) bikeway path to be constructed along State Road 60. <br />SUMMARY <br />All impacts determined during the ADA review are addressed in the <br />proposed D.O. with some modifications to the T.C.R.P.C. <br />recommendations. County staff will continue to coordinate with the <br />applicant, T.C.R.P.C., and DCA regarding any proposed conditions <br />that pose concerns to any of the involved parties. It is County <br />staff's understanding at this time that TCRPC staff has no <br />objections to the Development Order proposed by County staff. <br />Furthermore, in county staff's opinion, all Development Order <br />conditions have now been structured to properly coincide with the <br />requirements and review/approval timing of the County's land <br />development regulations. <br />The Board of County Commissioners is scheduled to review the <br />comprehensive plan amendment, rezoning, and D.R.I. request at its <br />September 25, 1990 regular meeting (public hearing). <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners approve the <br />proposed development order resolution for the Indian River Mall <br />D.R.I. and authorize the chairman to sign the development order <br />resolution.. <br />Director Boling next passed out the following pages which <br />set out the recommended changes to the Development Order: <br />SEP 2 5 1990 <br />57 <br />BOOK. 01 FADE 4�I <br />
