Request for Site Plan <br />Extension On Behalf of 90th Avenue Partnership/FEDD <br />Investment Corporation <br />SP -MA -88-12-96 <br />It is requested that the data herein presented bes*given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of November 20, 1990. <br />Descriptions and Conditions <br />On October 12, 1990, the Planning and Zoning Commission <br />conditionally approved a major site plan application submitted by <br />Kimley-Horn,.and Associates, Inc. on behalf of 90th Avenue <br />Partnership/FEDD Investment Corporation. Conditional approval was <br />given to construct two 20,072 sq. ft. warehouse and trades <br />buildings on lots 10 and 16 of the Interstate Commercial Park <br />subdivision, located at 9015 16th Place.• <br />Kimley-Horn and Associates, Inc. on behalf of 90th Avenue <br />Partnership/FEDD Investment Corporation has requested that a site <br />plan extension be granted. Due to funding and impact fee <br />proposals, 9.0th Avenue Partnership/FEDD Investment Corporation has <br />been unable to commence construction. This project was originally <br />reviewed under the County's old LDR's and pursuant to Section <br />23.2(g)(2) of the old County Ordinances, a request for site plan <br />extension was submitted prior to the expiration date of the <br />approved site plan. As provided for, the Board of County <br />Commissio;iers may act upon this request. <br />Although County regulations have changed with the adoption of the <br />new LDR's, the members of the Technical Review Committee (TRC) <br />concur that -the changes are not significant enough to require any <br />site plan revisions or -redesign. <br />Pursuant to the provisions of the applicable Site Plan Ordinance, <br />90th Avenue Partnership/FEDD Investment Corporation is requesting <br />a full one (1) year extension of the approved site plan. Pursuant <br />to the site plan ordinance, the Board of County Commissioners may <br />grant or grant with additional conditions, such site plan <br />extensions. In staff's opinion, the current project site plan <br />application, subject to -the original conditions specified by the <br />Planning and- Zoning Commission, would substantially conform to <br />requirements. <br />Recommendation <br />Staff recommends approval of Kimley-Horn and Associates, Inc.'s <br />request"for a one (1) year extension of the conditionally approved <br />site plan. The new site plan expiration date will be October 12, <br />1991. <br />4 <br />
