_bESCRIPTION AND CONDITIONS: e <br />This is a request to amend the Comprehensive Plan and rezone <br />property. The subject property is located on the southwest corner <br />of Old Dixie Highway and 14th Place S.W. and is presently owned by <br />Dale and Lucille Rockwell. The request includes ± 0.32•*acres, <br />which includes Lots 4 and 5 of Block U, Dixie Heights Subdivision. <br />The request entails changing the existing land use from L-2, Low - <br />Density Residential (up to 6 units per acre) to _ <br />Commercial/ Industrial Area, and rezoning the property from RS -6, <br />Single -Family Residential District (6 units/1 acre) to CH, Heavy <br />Commercial District. This request is considered an expansion of <br />the Commercial/Industrial Area between Old Dixie Highway and U.S. <br />#1 in the South Relief Canal to the South County Line <br />Commercial/Industrial Corridor area. <br />The purpose of this request is to secure the necessary land use <br />designation and zoning for a proposed mini -warehouse facility, <br />which would be an expansion of an existing mini -warehouse facility <br />located on the property. <br />On November 15, 1990, the Planning and Zoning Commission, acting as <br />the Local Planning Agency, conducted a public hearing for the <br />purpose of making a recommendation to the Board of County <br />Commissioners regarding this request. At that meeting the Planning <br />and Zoning Commission voted 5-0 to recommend approval of the <br />applicant's request as recommended by staff. The Planning and <br />Zoning Commission recommended to include the entire block "U" of <br />the Dixie Heights Subdivision, (1.20± acres) in the South Relief <br />Canal to south county line commercial/industrial corridor. <br />Existing Land Use Pattern <br />The subject property is zoned RS -6, Single -Family Residential <br />District and contains mini -warehouses and undeveloped property. <br />The parcels,south of the subject property are also zoned RS -6 and <br />contain four mobile homes. The west side of the subject property <br />is zoned RS -6 and contains some commercial uses. <br />The parcels located in the block north and south of the subject <br />property are zoned RS -6 and are currently undeveloped. Land to the <br />east of the subject property and Old Dixie Highway is zoned CH, <br />Heavy Commercial, and is currently undeveloped. The parcels <br />located in the block west of the subject property are zoned RS -6 <br />and contain single-family residential homes as well as some vacant <br />lots. _ <br />Future and Use Pattern <br />The subject property is designated L-2, Low Density, on the county <br />future land use map. The L-2 designation permits residential <br />densities up to 6 units per acre. All property to the west, north <br />and south is also designated L-2. Property to the east, across Old <br />Dixie Highway, is designated C/I, Commercial/ Industrial, which <br />permits commercial and industrial zoning designations. <br />Environment <br />The property is not designated as environmentally important or <br />environmentally sensitive by the comprehensive plan, nor .is it <br />within a floodplain as identified by the Flood Insurance Rating <br />Maps (FIRM). <br />9Q 117 <br />BOOK 1.0 <br />J <br />
