r � <br />BOOK 82� <br />DEC 1 1990 <br />County's assessment of 6 upa across the street and would like to <br />see that reduced. Mr. Poppell, therefore, offered the following <br />suggestion. He referred the Board to the mile section from 43rd <br />Avenue east towards 27th Avenue and advised that if you just took <br />the western half and zoned that 3/1; then went across 43rd Avenue <br />1/4 mile and zoned that 3/1, you have just reduced the overall <br />density in the county by about 450 units. He claimed that both <br />Banning and Knave liked that idea and said they saw no reason <br />something like that would not pass through DCA without any <br />problem at all. Mr. Poppell felt we need to understand that in <br />the section of property we are talking about between 43rd and <br />27th starting at 25th Street, the County line, and going north, <br />at 6 upa (which actually can't be accomplished there because of <br />some existing houses and a borrow pit) just 40 acres alone is 240 <br />units which would take care of all of what he is speaking of on <br />the other side of the road. <br />Chairman Eggert asked if he is talking about rezoning <br />between 13th and 25th, and Mr. Poppell noted that his property <br />doesn't go <br />all <br />the <br />way <br />to 13th but it probably would make sense <br />to go all <br />the <br />way <br />up to <br />13th. <br />Chairman Eggert wished to know when Mr. Poppell is giving us <br />these units of change by rezoning east of 43rd, how far north he <br />has gone with that. <br />Mr. Poppell clarified that if you went to 17th Street, that <br />is one mile north from the County line; then it is another half a <br />mile to 13th. When he was referring to the change in number of <br />units, he only went one mile, which is up to 17th. It would <br />reduce the density even more if you went on up the other 1/2 mile <br />or about another 225 units, which would add up to about 700 units <br />reduction altogether. He continued that the section of land he <br />is speaking of between 43rd and 27th Avenue from the County line <br />north one mile at 6/1 equates to 3,840 units. Conversely, if you <br />take the same section of land on the other side of 43rd Ave., the <br />County is allowing them 128 units on a whole 640 acre piece of <br />54 <br />
