As indicated previously, the subject property has been included in <br />the county's water and sewer service area. Adjustment of the Urban <br />Service Area (USA) without a density increase will not increase the <br />utilities demand. In fact, a golf course located on or near the 10 <br />mile ridge will be an appropriate place for effluent reuse. <br />Expansion of the Urban Service Areas (USA) in this portion of the <br />county will not adversely affect the environment. This area is -not <br />designated as environmentally sensitive nor environmentally <br />important by the comprehensive plan, but a portion of it is within <br />a floodplain as identified by the Flood Insurance Rating Map <br />(FIRM) . <br />Conclusion <br />This amendment is needed to correct an oversight in the adopted <br />comprehensive plan. It has been demonstrated that the adjustment <br />of the USA in this portion of the county does not have any negative <br />effects on transportation, utilities, or the environment.
