r <br />®EG 111990 BOOK F'"EjqU <br />- Current and Future Land Uses <br />Currently, the St. Sebastian River area is designated C-2, <br />Conservation -2 District, a designation which allows up -to 1 unit/40 <br />acres. As identified in Policy 1.4 of the Future Land Use Element, <br />the main purpose of the conservation district is to "protect areas <br />which contain or possess lands with qualities and features which <br />play a vital or essential role in the normal functioning of the <br />ecosystems". The C-2 District provides that protection by limiting <br />residential densities and prohibiting intense non-residential uses. <br />- Environmental Impacts <br />The requested Comprehensive Plan amendment would affect not only <br />the Coraci property, but all property presently designated as C-2 <br />along the St. Sebastian River.
