McCoy <br />Staff Planner; Current Development <br />DATE: December 7, 1990 <br />SUBJECT: Peterson and Votapka, Inc. Request for Site Plan <br />Extension On Behalf of the Barna Foundation <br />SP -MA -89-02-09 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of December 18, 1990. <br />Descriptions and Conditions <br />On December 14, 1990, the Planning and Zoning Commission <br />conditionally approved a major site plan application submitted by <br />Peterson and Votapka, Inc. on behalf of the Barna Foundation. <br />Conditional approval was given to construct an, 11,488 sq. ft. <br />warehouse, located at 548 lst Street. <br />Peterson and Votapka, Inc. on behalf of the Barna Foundation has <br />requested that a site plan extension be granted. Due to financial <br />constraints, the Barna Foundation has been unable to commence <br />construction. This project was originally reviewed under the <br />County's old land development regulations (LDR's) and pursuant to <br />Section 23.2(g)(2) of the old LDR's, a request for site plan <br />extension was submitted prior to the expiration date of the <br />approved site plan. As provided for, the Board of County <br />Commissioners may act upon this request. <br />ANALYSIS: <br />Although County regulations have changed with the adoption.of the <br />new LDR's, the members of the Technical Review Committee (TRC) <br />concur that the changes are not significant enough to require any <br />site plan revisions or redesign. <br />Pursuant to the provisions of the applicable site plan ordinance, <br />the Barna Foundation is requesting a full one (1) year extension of <br />the approved site plan. Pursuant to the site plan ordinance, the <br />Board of County Commissioners may grant or grant with additional <br />conditions, such site plan extensions. In staff's opinion, the <br />current project site plan application, subject to the original <br />conditions specified by the Planning and Zoning Commission, would <br />substantially conform to current requirements. <br />Recommendation <br />Staff recommends approval of Peterson and Votapka, Inc.'s request <br />for a one (1) year extension of the conditionally approved site <br />plan.
