Rison Cox - <br />Staff Planner, Current Development <br />DATE: January 28, 1991 <br />SUBJECT: FINAL PLAT APPROVAL FOR OLDE SOUTH COMMERCIAL PARK <br />SD -87-06-113 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 5, 1991. <br />DESCRIPTION AND CONDITIONS: <br />Olde South Commercial Park is a proposed 14 lot commercial <br />subdivision of an 8.97 acre parcel of land located in the 350 block <br />of Old Dixie Highway S.W., west of Old Dixie Highway. The -subject <br />property is zoned CH, Heavy Commercial and has a U.S. #1 <br />Commercial/Industrial Corridor land use designation. All roads, <br />drainage and utilities easements and facilities are to be dedicated <br />to the County. <br />At its regular meeting of April 28, 1988, the Planning and Zoning <br />Commission granted preliminary plat approval for the subdivision. <br />A land development permit for project construction was subsequently <br />issued. The owners, Bobby Hiers and Kevin Hawkins, Inc., are now <br />requesting final plat approval and have submitted the following: <br />1. <br />2. <br />3. <br />4. <br />a final plat in conformance with the approved preliminary <br />plat; <br />a copy of the project's Certificate of Completion issued by <br />the Public Works Department.; <br />a warranty/maintenance agreement and Bill of Sale for the <br />completed, publicly dedicated required improvements; <br />a certified cost estimate for the constructed required <br />improvements. <br />The applicants have submitted a Letter of Credit to serve as <br />security for the Warranty/Maintenance Agreement; however, the Date <br />of Expiration must be extended to provide the ninety (90) day <br />period after expiration of the actual one (1) year warranty period. <br />8 <br />
