Jiruska <br />Lots 2, 3 & 11, Block B, Dixie Heights <br />Subdivision Unit 1-A <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of March 05, 1991. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Gregory J. Jiruska and Denise J. <br />Jiruska, his wife, owners of the subject property, for the release <br />of a thirty-eight (38) foot portion of the ten (10) foot utility <br />and drainage easements of Lots 3 & 11, Block B, Dixie Heights <br />Subdivision Unit No. 1-A, being that northerly thirty-eight (38) <br />feet of the easterly ten (10) foot easement and the northerly <br />thirty-eight (38) feet of the westerly ten (10) foot drainage and <br />utility easement of Lots 3 & 11, Block B, Dixie Heights Subdivision <br />Unit No. 1-A, Section 30, Township 33 South, Range 40 East, Indian <br />River County, Florida; according to the plat thereof as recorded in <br />Plat Book 4, Page 85, of the Public Records of Indian River County, <br />Florida. It is the petitioner's intention to construct a single- <br />family residence on the subject property. <br />The current zoning classification of <br />Single -Family Residential District. <br />2, allowing up to six (6) units per <br />ALTERNATIVES AND ANALYSIS: <br />the subject property is RS -6, <br />The Land Use Designation is L - <br />acre. <br />The request has been reviewed by Southern Bell Telephone Company, <br />Florida Power & Light Company, United Artist Cable Corporation, the <br />Indian River County Utilities Department and the Road and Bridge <br />and Engineering Divisions. The petitioner's original request was <br />for a release of the total fifty (50) foot north -south length of <br />the drainage and utility easements on Lots 3 and 11. However, <br />Florida Power & Light Company requested that the southern twelve <br />(12) feet of the easements be retained to allow for the maintenance <br />of a guy/anchor wire for its electric transmission system. Florida <br />Power & Light does not object to the release of the remaining <br />thirty-eight (38) feet of these utility and drainage easements, as <br />the petitioner is now requesting. <br />10 <br />
