I <br />BOOK 82W PAGES15 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 5, 1991 <br />DESCRIPTION AND CONDITIONS: <br />This is a request to rezone approximately .28± acres of an overall <br />2.48 acre site from RM -6, Multi -family Residential District (up to <br />6 units/1 acre) to IL, Light Industrial District. The property is <br />located at the southwest corner of the intersection of 71st Street <br />(Cemetery Road) and the F.E.C. Railroad right of way. The property <br />is owned by Robert Fields. The applicant intends to develop the <br />property with industrial uses. <br />On January 10, 1991, the Planning and Zoning Commission voted 5-0 <br />to recommend to the Board of County Commissioners that the request <br />to rezone approximately .28 acres from RM -6, Multi -Family <br />Residential District (up to 6 units/acre) to IL, Light Industrial <br />District be approved. <br />Existing Land Use Pattern <br />The subject property is presently vacant land containing two zoning <br />designations; approximately .28± acres are zoned RM -6, and 2.2 <br />acres are zoned IL. The land north of the subject property is in <br />citrus groves and is zoned RM -6. The land south of the subject <br />property is vacant and is zoned RM -6. The land east of the subject <br />property is vacant and zoned IL. The land west of the subject <br />property is vacant and zoned RM -6. <br />Future Land Use Pattern <br />The subject property lies within the Hobart Road and 65th street <br />Commercial/Industrial Corridor. This designation permits various <br />types of commercial and industrial zoning categories. The <br />properties north, south, and east also share this land use <br />designation. The property to the west lies within the L-2 land use <br />designation. <br />Environment <br />The property is not designated as environmentally important or <br />environmentally sensitive by the comprehensive plan, nor is it <br />within a floodplain as identified by the Flood Insurance Rating <br />Maps (FIRM). <br />Utilities and Services <br />The site is within the urban service area of the county; however, <br />water and sewer lines do not extend to the site. <br />Transportation System <br />The property abuts 71st Street (Cemetery Road) to the north. <br />Cemetery road is classified as a local road on the Future Roadway <br />Thoroughfare Plan map. This segment of Cemetery Road is a two lane <br />paved road with fifty (50) feet of road right-of-way. An <br />additional ten (10) feet of road right of way is required for local <br />roads with swale drainage. As with all development, a more <br />detailed review will be conducted during development approval. <br />14 <br />
