Rison G� <br />DATE: March 5, 1991 <br />SUBJECT: FINAL PLAT APPROVAL FOR INDIAN OAKS SUBDIVISION <br />SD -90-05-05 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 12, 1991. <br />DESCRIPTION AND CONDITIONS: ' <br />Indian Oaks is a proposed 39 lot residential subdivision of a #14.4 <br />acre parcel of land located in the 4600 block of 4th Street, north <br />of 4th Street and west of 43rd Avenue. The subject property is <br />zoned RS -3, Single Family Residential up to 3 units per acre and <br />has an L-1, Low -Density Residential 1 (up to 3 units per acre) land <br />use designation. The proposed density for the project is 2.7 units <br />per acre, and all roads, drainage and utilities easements and <br />facilities are to be dedicated to the County. <br />At its regular meeting of March 8, 1990, the Planning and Zoning <br />Commission granted preliminary plat approval for the subdivision. <br />A land development permit was subsequently issued, and improvements <br />were constructed. The owners, Julin Construction Corporation and <br />Laird Construction and Development Corporationlare now requesting <br />final plat approval and have submitted the following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a copy of the project Certificate of Completion issued by the <br />Public Works Department; <br />3. a Warranty/Maintenance Agreement and Bill of Sale for the <br />performance of the completed, publicly dedicated improvements; <br />4. an engineer's certified cost estimate for the constructed <br />required improvements (basis for figuring the security amount <br />for warranty/maintenance); and <br />5. a security instrument to guarantee the Warranty/Maintenance <br />Agreement, acceptable to the County Attorney's Office. <br />6 <br />
